Qualification Standards:

Applicant must have current photo identification, a valid social security number, a bank account, a personal cell phone #, and an email address.

  • The applicant's monthly household take-home, net income must exceed three times the rent. All income must be from a verifiable source.  Self-employed, military, and clergy are welcome to apply and submit alternative support documents. Please understand, that unverifiable income will not be considered.

  • Applicants must receive positive references from ALL previous landlords for the previous 5 years.

  • The applicant may not have any evictions or unpaid judgments from previous landlords.

  • Applicant must exhibit a responsible financial life.  We’d like to see a minimum of 600 credit scores. If there are extenuating circumstances, we will consider credit scores impacted by medical or other hardships on a case-by-case basis. ***Please disclose these issues upfront and we’ll be happy to guide you through our process to still qualify.

  • A background check will be conducted on all applicants over 18.  The applicant’s background must exhibit a pattern of responsibility.

  • Occupancy is limited to 2 people per bedroom.

In order to qualify, you will need to fill out the Qualification Form and provide supporting documentation of 3 months paystubs, and 3 months of bank statements for each adult resident. Our office will guide you through our secure portal link to easily and securely submit the documentation.

Once all documents are received, every application packet is reviewed and references are verified.
